First off, thank you for visiting the blog and looking here to see what I'm about.
But let's not talk about me. If you're here, I bet you might be one of the following Real Estate Personality Types. Which type are you? Hop on the couch and lets talk.
If you've marketed your house recently, and it didn't sell, you should ABSOLUTELY, POSITIVELY know "WHY" that is. I have talked with TOO MANY sellers who, even after months on the market, don't know why it didn't sell. Either their agent didn't know, didn't tell them, or didn't want to hurt their feelings. If you want to end the confusion, please contact me. This feeling isn't necessary, and I can explain why in as little as 20 minutes.
Yes, pricing homes in a slow moving market is not easy. In a fast moving market, it's even trickier. Will the house sell this weekend? If there are multiple offers, how high should I go? What types of capital expenses might I incur the first two years I live in the property? If it's been on the market a long time, does that mean there are problems or is it just at the wrong price?
Buyers have questions. I have answers! I have both a reliable pricing methodology and many competitive bidding tools that can help you purchase with confidence.
Yep, they put the sign on the lawn and waited. And waited. Little or no showing feedback. Less advice. The only thing they kept saying was "lower your price". Heck yes, I'd be frustrated too. It doesn't have to be this way. You real estate agent should be a first rate communicator, and even if they don't always have good news, should be the first to share it. Turn that frustration into communication, and see what happens.
Well, I agree that many (too many?) of them are kinda similar. But there are a few - a very few - who are not. You will know who these are when you meet them. They talk different. They think different. They tell you things that you didn't know, or help connect the dots in more helpful ways. They are available even when you are not selling or buying a home. Judge for yourself. My blog is just the tip of the iceberg, but I know you won't find another like it - anywhere. It's useful, yes, but it's only 10% of what I carry around in my head. Come find out the rest, and turn Apathy into Enthusiasm!
Even in tight markets, it shouldn't take six months. Don't become a victim of "Buyer Burnout", and purchase a home just to be done with the process. You need a good spot for the next X years, let's help make it the right one. Often, you're making assumptions that are flawed - just a little - in some way, and if we can fix that, we can help you make the right choice, and get you a home that will make you happy!
At what price are you no longer competitive? What types of inexpensive investments will help you get the most for your home? Is the market going up? Sideways? Down? Do you have elements to your home that you know buyers will object to? What kind of marketing do I need and really works? I can help provide rational and detailed analysis to show you where you stand, and help you push the levers so the market likes you more.
Life has plenty of bumps in the road. They are your bumps though, and don't need to be shared with the neighbors. Sometimes things happen and selling the house is the last thing you want to do, but you need to do it anyway. I can help with a plan, and although I can't do all the heavy lifting, I can help get you from A to B.
Oh, hello. You must be a past customer. Thanks for coming back!
Want to know how I stack up against the competition? This list will let you know why you should call Matt Today! .

(Yes, I have a methodology. Don't make fun!)
Working with Matt is not only a good idea - he makes it easy to get started. Trust has to be earned.
More about Matt is below!
Inevitably, using me as your agent means you will have to hear about my family. I like to think of them as the youngest members of Heisler & Mattson Properties. Their production is too low, but they are learning fast.
Matt Heisler takes a moment during a typical
chaotic toddler birthday with his his wife Karin, and
children Jacob (5) and Katrina (3).
Karin is a Peruvian foreign national who occasionally offers cooking classes throughout Metrowest. She is also a Spanish teacher inNeedham . Jacob is entering Kindergarten this fall, and both Katrina and Jacob have welcomed the newest member to family, Fiorella.
Katrina being her charming self.
Jake ponders a career in the Navy. Lots of fish,
but swabbing the deck may be a deal breaker
Twenty! 2013 has resulted in 20 house sales with Matt Heisler in 2013! I'm not much of a horn blower, but it's been a great year and my customers made it possible! Thanks for all the referrals! Did you know? The average agent at the three largest brokerages in the area has sold less than 6 houses this year. Want to know why Matt is selling 250% more than the average agent? Why not e-mail and ask?
If you're a buyer, see how you can get a $250 CASH, just by participating in my Six Home Guarantee, spelled out below. I ran this promotion last year, everyone who saw it bought a house with me, so I'm doubling quadrupling the ante this year.
For buyers I offer my "Six Home Guarantee". It's simple: Download the Certificate below, see Six Homes with me, and if you don't think I can assist you in making your search simpler, faster, and more successful, you will part with $200 cash. Here's the certificate with the fine print: HERE. You're going to see the houses anyway, why not see them with me and see if I can deliver value on your most important purchase - your home! My Mission Is Simple: To Sell (or Help you Purchase) your next house with a maximum of knowledge, and a minimum of effort on your part. For buyers, understanding how houses function and what the 'market' will pay for is huge to understanding the amount of risk that you are taking on, how popular the home might be in the future, what things you can improve to increase market value between now and when you sell.. For sellers, knowing what buyers will pay more for can help you focus your efforts to sell quickly. Understanding how houses are viewed at by buyers is key to maximizing your selling experience. I know you'll find the value and clarity I can bring to your transaction very quickly! Ed. Note: After 4 years, no one has ever cashed in the guarantee. NO ONE. Cool right?
***Special Offer*** List your home with me and I'll pay for your Title V or help prepare your home with a professional home stager. Up to a $500 value! If you're in Massachusetts and thinking of selling your home, call me to get started. If you qualify, I'll pay for your Title V! Some restrictions apply, but just e-mail me or call me 617-755-3190 to find out if you qualify. I know what buyers think is important, and we can use that knowledge to help you sell faster, and for more money. I try to work with you to help you understand what's important to buyers, what we can fix or stage quickly, what might make more sense if we have more time or money, to maximize a buyers response when they get to your home.
"Strive not to be a success, but rather to be of value". –Albert Einstein
Guess what? You can buy a house without an agent. You can sell a house without an agent too. It's optional. Most people use an agent though because they believe that there is a value proposition in having an expert guide them through the experience. I love this quote of Albert Einstien who perfectly describes the where my fire is for this business. I seek to add value. Simnply put, my job is to maximize the value proposition for you. I strive to be knowledgeable in housing construction, zoning, floor plans, renovations, the current market, pricing, buyer preferences, flips, income property, financing basics, and all sorts of housing issues that most people do not readily think about unless they have already experienced it. There are many buyer agents who will open doors and say "do you like it?". To me, that is not a value add. You can do that yourself! There are many listing agents who will say, "It's time to drop the price" without an explanation as to why. Too busy I guess, or maybe they don't know why! My feedback and testimonials demonstrate that people appreciate my telling them things they didn't know, wouldn't have guessed, and pot holes we didn't fall in. It's not just smart talk though - read the blog! I've got the data to back it up. I would argue I have the most comprehensive market data collection in Metrowest - and it can be used to help you!
"I have been impressed with the urgency of doing. Knowing is not enough; we must apply. Being willing is not enough; we must do." –Leonardo da Vinci
The housing market changes every day. Relying on lessons you learned six months ago, or six years ago won't help you today. It's imperative to stay sharp, learn every day, and continually take that knowledge and divest it in such a way as to add value to the customer experience. Most people only buy a house every seven years. Let me tell you, what you needed to know seven years ago has nothing to do with what today's market dynamics are. Such is real estate. Only a committment to staying focus on the now will create the type of customer experience I am looking to give you.
"Do your job" - Bill Belichek
There are those in real estate who seek to be the Oracle of Housing Information. They will tell you what to do, what to buy, what your house is worth. I do not think that is the job. I think the job is to give you the information. To show you the tradeoffs. To outline multiple strategies for getting from point A to point B.
Then you choose.
This is YOUR LIFE. Not mine. I'm here to make sure you make as informed a choice as possible, with the emphasis on informed and choice. Informed means having all the relevant pieces of information, and choice means alternatives. There are always alternatives!! There are reasons things are the way they are, and I will show them to you! Take control of your real estate life, after all, it's probably going to be your most important investment! Be informed.

My Growing Collection of Testimonials
to understand our needs & not giving us false hopes or overly positive views of things. The honesty and straightforward answers helped us weigh the pros and cons without prejudice. Thank uy for helping us find the right home. C.R. Hopkinton
Matt listened well and pointed us towards things we would like very effectively. He was excellent about pointing out the things we need to consider but wouldn't think about as first time homebuyers. Matt further has a great personality and made us feel comfortable with him immediately. I will recommend him to everyone! M. & L. F., Hopkinton
Every aspect was excellent! K. R., Southborough
As first time buyers we were clueless as to to what we even wanted/ valued. Matt helped us sort through the different options and helped us find a great house. After 6 months in the house we could not be happier! -G.T., Berlin
Matt is the best person (for real estate agents) I have ever met, in my last 6-8 months of house hunting. We recently closed our house with extreme help of Matt, on every corner. Which, without him, would not have been possible. - SM, Shrewsbury
...thank you for all that you did in selling the house as well as finding a new place to live for my family. It was a very difficult market, a difficult proeprty to sell and very difficult circumsantces,. You went WAY above and beyond what any Realtor would do. I am truly grateful and wish you the very best. N.B., Northborough.
"Remained patient and helped (me) remain patient at the most discouraging moments. Matt backs up his advice with data and past experience. I feel Matt does what is best for the customer and does an incredible amount of leg work where there is nothing or little for him to gain immediately. I've heard a lot of horror stories where it seemed the Realtor did what was in their interest. I feel Matt is sincere and has my interests at heart. I would have an extremely hard time finding another Realtor like him. " -J.L., Spencer
As a first time home buyer, the process seemed daunting and stressful. I originally worked with another agent who did no more than plug in what I wanted and shoot me an automated list of houses to look at with little else as far as attention to me. Seeing as I could do that myself, I quickly went looking elsewhere for guidance. Matt was easy to communicate with through email and phone. I provided my thoughts on what I was looking for and he provided honest feedback about what was and wasn't realistic. When he showed us houses, it was always an opportunity to learn about what to look out for and never a pressure to buy. He has always been responsive and still finds the time to answer all my questions after the deal is all said and done. This type of service and dedication is hard to find. I can honestly say I would go to no one else in the future.
H. Shea, Upton.
